19 Types of Home Inspections You Should Consider

house inspection

A home inspection checklist can be a valuable tool when you’re selling a property. If you know what an inspector’s going to be looking for, you can sort out minor issues in advance. An inspection contingency is a common provision in a home purchase contract that gives buyers an opportunity to identify any serious issues before closing on a property. Homebuyers often order a home inspection once they’ve gone under contract with a seller. The buyer will make the offer contingent on the inspection results and ask the seller to make repairs or reduce the contract price if the home inspector finds significant problems. If the problems are serious enough, the buyer may decide to cancel the purchase.

Rather, they’ll focus on things like how much life the shingles have left and whether the peeling exterior paint could be a source of water intrusion. Our residential home inspectors are equipped with the latest technologies in the home inspection business. From drones that will scan your roof to sewer cameras that will inspect your sewage lines, they’re trained to ensure every corner in your house is inspected. A home inspection is an examination of the condition of a person's home.

The What And Why Of 4-Point Inspections

If a shingle has slipped from the roof or a pane of glass has cracked, get them fixed in advance. However, cherry-picking small problems that are quick, easy, and inexpensive to fix can drastically shorten the list of defects a report turns up. And the shorter that list, the better the chances of your sale closing without quibbles. Speaking of safety issues, lead and asbestos were commonly used in the construction of older homes but are banned from recently built homes.

Many issues, such as loose doorknobs or cracks in the paved driveway, will be so minor you won’t bother fixing them right away, even though you know they’re there. You’ll have a chance to explore your new home further and ask your inspector questions as you go. An average home inspection generally takes between two and four hours, unless there are exceptional circumstances.

The state of the soil around the property can play an important role in determining if the home’s foundation adequately supports the soil that surrounds it. After all, you don’t want part of the hill your future home is sitting on to slide away during a rainstorm. A soil analysis by a trained professional can help prepare you for the potential issues of hillside living and will test for the probability of erosion, gillies, or mudflows due to the soil shifting. Your home inspection report could serve as a guide to scheduling and planning future repairs.

Home Buyers

See our article How Home Inspectors Examine Roofs – Methods & Safety Concerns. The seller can bring in their own experts to confirm the issues that the inspector found. In some situations, the home inspector could be wrong about the status of home mechanisms and components.

Plus, the home inspector has no vested interest in getting hired for possible future repairs, so you can trust their objective opinions. A real estate purchase agreement may have an inspection contingency or due diligence period to inspect a property before closing. A licensed home inspector can help confirm the information on a seller’s disclosure statement. Be sure to hire a qualified home inspector certified by a reputable home inspection association, like NACHI or ASHI, as this will ensure you get a detailed report.

Sellers, too, stand to gain a lot from investing in a professional home inspection. Home inspects will provide the necessary transparency in order to move things along for the closing process and help bring sellers more control in the negotiation process. Sellers can aim for a price closer to a better market value and get it after they've resolved any problems uncovered during the evaluation. It can even help ensure they're protected from any legal ramifications on condition that an issue comes up after the paperwork has been signed and the property transferred. When you call to make an appointment, ask what the inspection includes and how long it takes.

Home buyers should be prepared to cover the home inspection cost out of pocket. With a home appraisal, a professional appraiser estimates how much a property is worth. Mortgage lenders use appraisals to ensure the home is worth the estimated loan amount.

A comprehensive home inspection checklist for new construction is still important. There is no such thing as a perfect home, and even new homes have defects that must be inspected. A detailed inspection can help provide peace of mind that your purchase is sound. After all, it’s your house that’s being inspected, and it will be up to you to either make the repairs, offer credits or concessions, or refuse and potentially lose the sale. The electrical and plumbing systems are essential components of a California home inspection. The inspector looks at the plumbing fittings, pipelines, and drains, looking for leaks, problems with the water pressure, and corrosion.

For example, they will often require defects, such as structural issues, building code violations, or safety hazards in areas like attics, chimneys, or furnaces to be repaired. A home inspection is a great way to learn more about the home you are buying – and it safeguards you from getting stuck with any major repairs you didn't notice when you made the offer. A typical home inspection can cost anywhere from $200 - $500, with the national average sitting right around $336. This may seem like an unnecessary expense, but a thorough home inspection can save you from an unwise purchase and possibly costly repairs in the future. Put another way, the home inspection fee is an investment in peace of mind. Buying a new home is stressful enough, so you can take comfort in the knowledge that the roof or furnace is not likely to present you with any costly surprises in the short term.

This typically occurs as part of the home buying and selling process and is handled by a licensed home inspector. They will examine the state of major systems like plumbing, electrical and heating and cooling (HVAC), as well as exterior components like the roof and the siding. Inspections visually inspect the home’s structure, system, and condition to look for major structural and safety issues. With assistance from your real estate agent, you determine if any costly repairs or maintenance need to be done before move-in day. Conducting thorough examinations of homes is one of the primary duties of licensed home inspectors.

Foundation and Structure

Most home inspections take an average of 2 – 3 hours to complete, but the time can vary depending on the size of the home. Let’s use the checklist below to explore what’s worth keeping a sharp eye out for during a home inspection. Get an all-cash offer through HomeLight’s Simple Sale platform whenever you’re ready.

Home Remodeling Projects to Boost Your Property Value in Omaha

It estimates that an average house inspection costs $340, but can range from $280 to $401 depending on where you live and size of the home. If you’re buying a home with a mortgage, the lender might require certain problems to be fixed. Larger homes and older homes will take longer to inspect, so those inspections will cost more compared to smaller or newer homes. At Elite Group Home Inspectors, we strive to provide world-class residential home inspection services for houses of all sizes and within every type of budget.

Plumbing

It takes just two minutes to match clients with the best real estate agents, who will help you be ready for your home inspection. The heating, ventilation, and air conditioning (HVAC) systems are another crucial component of a California home inspection. The inspector evaluates the HVAC systems, including the furnace, air conditioner, ductwork, and filters. They check to see if the systems are functional, effective, and the right size for the building.

In the event that the cost of the inspection is shared as part of closing costs, you will have access to it. Otherwise, if the buyer pays for the report, it most likely won’t be shared with the seller. In some cases, portions are shared if they’re relevant for necessary repairs. The most common surprises come from areas that sellers (or anyone) don’t typically see on a daily basis.

If someone's home is in poor condition, it can negatively impact a person's health and result in chronic disease and injury and poor mental health. It is important for homeowners and property owners to maintain houses and apartment buildings to ensure a healthy and safe living space. A good inspector will walk you through the report and their findings, which include damage or wear in the home – no matter how minor. Because it’s their job to make note of every flaw, your report will likely have a lot of issues listed in it. An inspector can help you separate the trivial concerns from the hazardous or red flags. The home buyer typically pays for the inspection because it protects them from purchasing a home that needs significant repairs after closing.

house inspection

However, savvy buyers will do their due diligence by scheduling specialty home inspections, especially if the house is older or has specific features. From the roof all the way down to the foundation, there are several specialized types of home inspections you may want to consider before sealing the deal on your dream home. Regardless if you’re a first-time home buyer or a seasoned homeowner, a professional home inspection is typically a good practice.

If the inspection turns up major flaws, like a pest or mold problem, the inspector may recommend having another expert come in to confirm their findings and give recommendations. Cottrell adds that mold in the home can be a health hazard, particularly to those with respiratory issues or allergies, and fixing the problem can be costly if it isn’t addressed in a timely manner. Just because you can’t see mold doesn’t mean there isn’t any lurking away in your dream home. In fact, a mold problem could indicate that the home is harboring larger issues such as water damage, leaks, or even flooding.

Home inspection checklist: What do home inspectors look for?

Home inspections can uncover everything from squeaky floorboards to a rat infestation. Common issues a home inspector finds include roofing issues, problems with the HVAC system, faulty electrical wiring, dry rot, mold and structural damage. A home inspection contingency is a clause added to a real estate contract that states the purchase is contingent on the results of the home inspection. The clause allows home buyers to cancel the sale or negotiate repairs based on the inspection’s results. So, why can't you just hire a plumber, electrician, and foundation company to look at the house? That’s an option, but a home inspector is trained and certified to examine all systems at once without the extra cost or time.

Some certified home inspectors offer additional services such as radon testing and will recommend asbestos testing for homes that are suspected to be at risk. Here’s what to expect on home inspection day as a home seller or buyer. Learn what the inspector will look for and how you should handle any issues that are turned up in the process.

While there are no set standards when it comes to the length of time it takes to inspect a home, the process usually takes about two to three hours. For larger homes or homes with additional features, this process will take longer, while for small homes and condos an inspection may only take an hour or two. This is an important step in the home buying process and affirms the value of your investment. Get free, objective, performance-based recommendations for top real estate agents in your area.

An asbestos inspection should be conducted by a certified asbestos removal company. Keep in mind that while asbestos tests take time, the entire home is inspected to ensure no asbestos-containing materials remain in the home you want to purchase. If the inspector recommends a removal, make sure this is addressed before signing off on the contract. Older homes built before 1978 – and even some after – could contain lead-based paint and are highly recommended to be tested by a trained professional. Even low levels of lead-based paint may cause health issues and can be hazardous if you’re buying a home with young children.

Despite having no formal education in design, Arnold possessed an innate awareness of architectural motifs and sensory details that differentiated him from the start.

One of her favorite features of a piece of furniture? If Isolina can easily use a piece in her models, it will be much easier to use in a final design as well. To have the planter fabricated, Isolina modeled the design within the overall apartment model. She shared .skp files and 2D drawings from LayOut with the carpenter. The carpenter was able to create precisely what Isolina had in mind.

Juana's Pagodas & Sailors' Grill

"RIGHT over the beach, just gorgeous," added Nikki Cummings of Ladera Ranch. "I got engaged there and I couldn’t have had a more beautiful setting." Cummings also recommends catching sunset at the bar. Quite like sipping a favorite beverage while taking in a view of the Pacific and scanning the horizon for dolphins. Even better when the surfers are out, or you've made it in time to catch the sunset. Our covered deck and outdoor bar are open year-round and are the perfect setting for larger groups and intimate occasions. The Grand Marlin probably needs no introduction as it has appeared on OpenTable’s Top 100 Most Scenic Restaurants, Top Al Fresco Restaurants and Best Brunch Restaurants, and they’ve had their chefs nationally recognized.

Casino Beach Bar and Grille

But Atlas isn't just for the seafood lovers, as you don't want to miss the bourbon barbecue Clarke County Cookout Cheeseburger. Paradise Bar & Grill is a popular hangout spot for locals to come out and enjoy live music with good food and a good drink. The award-winning bar is located just behind Paradise Inn on the Santa Rosa Sound, making it easily accessible by boat, car and foot. Casino Beach Bar and Grille sits right on top of Pensacola Beach, with its sugar-white sands that lead right up to the restaurant. This is the place to go if you want to experience the sights and sounds of the Gulf of Mexico, island vibes and live music.

The Crab Trap

It features mango, blackberry, lime and rum and comes with its own danger warning and 151 floater. Should you eat there at night, beneath the fairy lights, while listening to the crashing waves? Or go there for lunch, where you can actually see the crashing waves. Captain Kidd's Fish Market & Restaurant in Redondo Beach

In 2021, longtime Pensacola Beach staple Hemingway’s Island Grill shut its doors, paving the way for Felix’s to move into the space. The restaurant has spectacular views of the sound side, lively outdoor seating with music, fire pits, New Orleans lanterns and courtyards. Flounders promises on a unique and interesting experience – with good food – and it’s a promise they deliver on. As soon as you walk under the remnants of an old Pensacola Beach sign marlin, you know you’re in for a good time. Other notable items inside and outside the restaurant is the 55-foot M/V Flounder ship, a 980-pound blue fin marlin and tons more. Red Fish Blue Fish overlooks the Santa Rosa Sound and focuses on serving simple dishes that use fresh ingredients.

Beach House lives up to its name by placing guests right on the sugary white sands of Bradenton Beach, overlooking the Gulf of Mexico, on the southern end of Anna Maria Island just south of Tampa Bay. While Beach House offers indoor dining as well as an inside bar, the place to be is on the covered patio area, where you'll find a bar overlooking the public beach. His vision of a moderately priced restaurant serving great seafood both indoors and outdoors transformed into what is the Beach House Restaurant. Today the location features a climate friendly outdoor deck providing beautiful oceanfront vistas and signature Anna Maria Island sunsets on display every evening.

Oyster Bar Restaurant & Marina

The park, formerly known as Premier Adventure Park, added its Caribbean restaurant and tiki bar in 2020 when it rebranded itself as Laguna’s. Now the site offers beachfront seating, Caribbean-inspired entrees and a myriad of drink options to go along with the park’s ropes courses, zip trails, go-karts and more. Felix’s is an oyster bar based out of New Orleans with a history dating back to the 1940s.

Beach House Tacos in Ventura

Many locals ridiculed the place as a tourist trap, but it was hard to beat the ocean views. Beach House Waterfront Restaurant is a Florida beach bar located in Bradenton Beach. Order a gift card to use at any of our restaurants - Sandbar, Beach House, and Mar Vista - or at Gamble Creek Farms, where you can pick up freshly grown local produce. It's around the corner from Pete's Bar, another iconic local favorite, in a funky, artsy neighborhood. You'll have to pay to park in the neighborhood, and spots can be scarce at peak times. Serving Hawaiian inspired dishes with a touch of Japanese influence and vibrant crafted cocktails.

The restaurant has five stages for live music, several beachfront bars and, of course, spectacular views of the Gulf. Ocean Deck is the quintessential beach bar — a go-to offering that toes-in-the-sand, craft cocktail, live entertainment experience that locals enjoy on the regular and vacationers look forward to year after year. The Beach House is one of the rare Florida beach bars where you can actually sit with "toes in the sand". Pick a table on the outside deck or sit right at a table located on the sand with your toes in the sand. The menu is loaded with juicy hamburgers, fresh salads and other choices. The Beach House was recently renovated inside and it's a cool, clean and contemporary restaurant.

Scoring a coveted spot on Southern Living’s best beach bar list, Collier County’s sole honors went to Kane at the JW Marriott Marco Island Beach Resort. Chef de cuisine Sherene Hutchinson incorporates her Jamaican roots with her fandom of Asian fare to craft dishes matching the vibe of Kane’s sunset fire dancing shows. Even on the hottest Florida day, you can count on the cool relief of a Key Lime Colada or signature Bushwacker, a frozen rum-based, milkshake-like cocktail, which has been a Gulf Coast staple since the 1970s. Not only is the atmosphere immaculate, but the food is a destination of its own with three separate dining areas with different styles and price points.

For dinner, there's crab cakes, ahi tuna tartar, pizzas and a burger. For a higher-end experience elsewhere on the property there's also Mar'sel, (raw bar seafood selection $94, Alaskan halibut, $50), and you can sit alongside the garden growing the herbs and produce that end up on your plate. Established in 1964, the Flora-Bama Lounge is known beyond Florida as one of the top beach bars and is uniquely located on the Alabama-Florida line between Orange Beach and Perdido Key.

Drift offers a casual fine dining experience from the second story of the building that also houses the Casino Beach Bar and Grille, one of its sister restaurants. The more upscale establishment offers a beautiful, panoramic view of the Gulf of Mexico. Their dishes are meticulously prepared with mostly locally-sourced ingredients that pay homage to the best of what Pensacola Beach has to offer, with healthy alternatives to fresh land and sea plating. An expansive menu — you choose the type of fish, how you want it prepared (charbroiled, sauteed, deep fried, tempura style), and even what spices you want.

Set on pristine Gulf-front beach, the old Harbor House restaurant was purchased in 1993 by Ed Chiles.

The Perdido Key Oyster Bar Restaurant & Marina is located right on the intracoastal waterway in Perdido Key, making it a great spot for waterfront views and getting a look at Big Lagoon State Park. A couple dozen tables are sprinkled around a large concrete-paver deck. It's at the end of Lemon Street and sports bright yellow awnings, so of course it's called the Lemon Bar. The beachfront bar with cold beer, surfboard-themed chairs and a spot right next to a public beachwalk has long been a favorite of Jacksonville-area beachgoers. An ode to the retro Tiki Bar and legendary artist Larry Bell, Belles Beach House exudes the laid back, island vibes of the 1970s serving fresh hand-crafted cocktails and Hawaiian Izakaya cuisine.

Whiskey Joe’s Bar and Grill

The restaurant has a mixture of beachfront and indoor seating, caters to people looking for a quick bite to eat with a carry-out window and you can even order online while you’re tanning in the sun on the sand. Calvert's in the Heights bills itself as a one-of-a-kind English-themed restaurant, and while it's not quite on the water, it sits on Scenic Highway and offers a unique, elevated view of the Pensacola Bay. The view isn't the only thing to take in, the outside dining area out back has cornhole and kids games. Nick's Boathouse is located right on Pensacola Bay, next to the Community Maritime Park and offers a casual atmosphere. It's a great place to catch the post-game fireworks at the Blue Wahoos Stadium. The Fish House's upscale dockside dining experience overlooking Pensacola Bay and Seville Harbor isn't one to be forgotten.

Jaco’s Bayfront Bar & Grill

Cocktails and fresh seafood taste that much better when dining with a 650ft view of the Gulf of Mexico. You won't be surprised to find that The Crab Trap is a waterfront fish house on the Gulf of Mexico, but that should be the exact reason to grab your family or friends and head over. At The Crab Trap, you'll find a boardwalk leading down to the water, rustic Florida décor, great views of the Gulf and a playground for the kiddos.

If you’re looking for a no-frills beach bar and restaurant with spectacular sunset and beach views, this Bonita Beach landmark is for you. While Hurricane Ian raged through the first floor of this family-friendly beachfront favorite of locals and visitors,  the upstairs was completely untouched. We also love the tacos, wings, burgers and crowd-favorite Chicago tavern-style pizza (served after 4 p.m.). Boasts 180-degree whitewater views from the multi-level patio. “The Cliff in Laguna Beach sits above the water and has great, fresh food and live music in the evenings,” said Gena Hamamoto of Alhambra. House specialities include chicken and waffles for breakfast, clam chowder, mahi mahi fish tacos, halibut Laguna, and a fish and shrimp and chips combo.

Grab drinks and a view on The Deck, or head inside for elevated dining. When a bar's name makes it into a Jimmy Buffett song, you know it has to be pretty iconic. In his song "Bama Breeze," Buffett articulates the memories that took place in the "world famous" beach bar that straddles the Florida-Alabama state line. One of the most popular places to do just that was Gladstone's in Pacific Palisades.

The Oar House offers a scenic view of the Bahia Mar Marina and is minutes away from downtown Pensacola. Patrons can enjoy watching beautiful sunsets, watching boats pass and even indulge in games like cornhole, volleyball and more. There are a huge number of restaurants that offer breathtaking waterfront views in Escambia and Santa Rosa counties. Tallahassee residents are just 80 miles away from a beachy paradise. You can walk up to the breezy Blue Parrot from the beach, rinse your feet off on the boardwalk and order a margarita from the deck with a front-row view of the Gulf. Specialty drinks include an Island Girl (coconut run, pineapple juice, OJ, served on the rocks with lemon lime soda), St. George Island Breeze (citrus juices with cherry infused vodka on the rocks) or brave The Sand Blaster.

Malibu Seafood Fresh Fish Market & Patio Cafe

It's California cuisine meets Mediterranean at Splashes in Laguna Beach, at the Surf & Sand Resort. Clara Romeu of Ponte Vedra Beach, formerly of Anaheim Hills, says she stops in every time she's back in town to visit old friends. "It’s right on the beach and the food is fantastic! An eclectic selection of California cuisine," she said. Crabs on the Beach is another waterfront restaurant parked right on Casino Beach. You can catch a breathtaking view of the sunrise from its open-air, Gulf-side deck or on the upstairs patio. Whiskey Joe’s Bar and Grill opened its fifth location in Pensacola Beach last year.

The menu highlights fresh, local ingredients, from the fresh Gulf fresh to the fruit juices in the cocktails. Located right along the Halifax River, this scenic Ponce Inlet eatery was born from the dreams of a fisherman and boasts “real deal” seafood freshly prepared for all who walk through its doors. Following our USA TODAY Network Florida Dining & Entertainment story about our favorite waterfront restaurants, we turn our attention to the Sunshine State's best beach bars. While many beach shacks go heavy on the deep fried, Neptune’s also goes heavy on the lighter fare, with several grilled fish salads. It sells its “world famous New England clam chowder” by the pint, starting at $8.

Windjammers is designed to be a local slice of paradise, with the phrase "come for the food, stay for the views" as its motto. The restaurant is positioned on the Navarre Beach fishing pier that spans 1,545 feet long and stands 30 feet above the water, perfect for securing a sunset view. While the restaurant specializes in fresh seafood, like the Gulf shrimp po'boy and redfish tacos, it also offers a wide variety for land-lovers, like the waygu pier burger and marinated steak tacos. There are several places to dine while watching the waves at the Terranea resort in Rancho Palos Verdes. Hillary Black of West Los Angeles recommends Nelson's, because it's "right on the beach," and offers SoCal favorites like chips and guac ($18), nachos ($28) and ceviche ($22) as well as clam chowder ($20). And includes poke nachos ($12) and Nashville hot chicken sliders ($10).

On weekends, there's a beachside breakfast menu that includes breakfast tacos and churro donuts. Your event will look like a beautiful film location with unbeatable views, a state-of-the-art and climate-controlled dining area, and a personal dressing suite. With an exquisite menu filled with locally sourced seafood, produce, baked goods, and more, we’ve got your event covered, rain or shine. Juana's is Navarre's oldest family owned restaurant and bar, and is still a favorite hangout spot for locals and tourists alike.

You can also spring for the Cheetos Flamin' Hot version for an extra buck. Our menus are supported by not only a local organic farm but also an on-site bakery. With the announced closing of Gladstone's, LAist 89.3's AirTalk host Larry Mantle asked listeners to share their favorite places to eat and drink oceanside in and around L.A.

After all, there’s nothing better than enhancing that toes-in-the-sand experience with a tropical cocktail, fine wine, or ice-cold beer — perhaps paired with a delicious grouper sandwich or "cheeseburger in paradise." You don't need to sit out on the patio to catch a sweltering Gulf of Mexico sunset, thanks to the window-heavy design of the Beach House Social dining room. The space was renovated in 2023 to bring the best of elevated, coastal cuisine.

We start with shutters because many people don’t expect these age-old window treatments to fit in a modern interior. But if we examine some of the core principles of modernism—in particular, monochromatic color palette and minimalism—the shutter can be an ideal expression of the modern design ethic. And, a set or multiple sets of shutters can do more than just present monochromatic color. Their rectangular shape—something that many designers look for in a modern interior—creates a pattern that can be repeated in other elements of the room. Window treatments can add focal points to a monotone room or complement your upholstery.

Replacing Shades

Exposed brick can feel like a pattern in and of itself, especially if it's classic red-brown blocks with wide white mortar. But, that's no reason to shy away from patterns, as this space expertly shows. We're big fans of frosted windows in the bath, but we have to admit that there's something oh-so-enticing about the warm glow given off by these shades.

While they're thicker and able to block out more light, they still look just as light and airy as anything. Vibrant wallpaper can't be let down by a boring window ledge, and this room made sure that would never happen. Thanks to a stark white shade and an edgy black window frame, the small office feels fresh, modern, and packs a major punch.

If you love a dash of kitsch, you should definitely give this take on the popular window treatment a whirl. Opting for decorative fabrics over curtains and upholstery is a brilliant way to inject colour, pattern and personality into a bedroom. Covering the headboard and bed frame in the same design as the curtains will not only make a beautiful statement, it will also help create a cohesive, unified look.

There really is a huge range of light-control and privacy levels for you to choose from. One of Bali’s most interesting window-treatment options is the natural shade. These beautiful works of art are made with wood, bamboo, grasses, rattan, and jute and come in a variety of colors and shades. An earth tone natural shade in a room of white can be the foundation for a beautiful modern design plan. Or, a light-colored natural shade can fade into the background and present an excellent backdrop for other dark-colored modern elements.

A custom approach to window treatments

Some rooms can actually be better off without any window treatments at all. This is especially true in a modern kitchen, where any and all additional task lighting is welcome, and fabrics that run the risk of fading from sunlight are minimal or nonexistent. In this bright and airy California kitchen by Romanek Design Studio, the serving windows look beautiful (and more functional) left bare.

When she’s not writing, she’s reading and when she’s not reading, she’s writing. Now that we’ve covered these criteria, let’s look at the types of window treatments that work well in a modern room design.

Modern Window Treatment Ideas for Every Room

modern design window treatments

These structured, sophisticated window dressings lend a timeless architectural element to any space, and they're a great way to incorporate a print that wouldn't read as clearly on pleated drapes. A squiggle here, a straight line there—these window treatments are all about linear thinking. The drapes' spirographic design contrast nicely with the linear look of these shades.

If you want to dial up the drama and add some stunning length to your room's focal points, there's no better way to exaggerate the profile of your windows than to dress them in full-length drapes. Or a neat designer’s trick is reverse roll the blind, so when it’s hung, the cartridge is hidden. Window treatment ideas can certainly ensure coverage while boosting the look of the room. Here are some top solutions that tick off all the requirements for such a moisture-rich interior.

Window treatments can be adjusted as needed throughout the day as the sun moves across the sky to increase efficiency. Department of Energy study, 75% of residential window coverings stay in the same position all day. It makes more sense to be strategic with window coverings to benefit from the sun’s natural heat and light. Solar blinds are an excellent addition to sunny rooms—add them to your den, sunroom, or outdoor porch.

If your trim is a particular color or made of a certain material, you can really make an impact by complementing the space with a treatment that looks as if it was specially made for gracing your windows. Layering curtains over blinds not only blocks out light, but it gives you more versatility when it comes to decor. For something a bit more formal, the gray curtains can be pulled closed all the way. We also offer some of the fastest lead times in the industry, helping you start enjoying your custom shades and shutters as soon as possible. Southern California is one of the most beautiful places in the nation. Homes here have ocean views and gorgeous landscapes, and natural encounters with wildlife are common.

There are several window treatments to choose from and you can go for any one of them as per your preference. You can go for Roman Shades which consist of one continuous piece of fabric, featuring horizontal folds down the length of the shade. These folds lay flat against the window when down but fold up nicely when raised combining the soft look of fabric drapery with the functionality of a shade. Shutter & Shade Shoppe is your source for top-quality window treatments in Organge County and surrounding areas. We serve homeowners throughout southern and central California, providing window coverings and accessories to fit every home design, style and budget.

Today many spaces feature bare windows that allow natural light to flood in for a clean modern feel that shuns the fussy window dressing of times past. After you install new windows, you’ll want to dress them up so they match your home’s interior design and so you can control just how much light gets through. These days, elegant curtains, wood blinds and shutters, and Roman shades are popular choices for their ease of use and practical excellence. While drapes were once thought to be outdated, they’re making a comeback as a classic modern or contemporary window treatment. They’re a perfect modern window treatment for large windows and do a great job of controlling light gaps.

Aluminum blinds offer better energy efficiency than vinyl, but they’re less durable and break easily. Aluminum blinds aren’t as customizable as vinyl and typically come in limited colors. They’re offered in various slat thicknesses and widths, making it easier to find the right fit for your home. Often, a bold striped border on custom shades looks a bit preppy or coastal. But, this cozy, layered space is proof that the timeless design can work with a variety of aesthetics. In a sea of muted neutrals, the effect is chic and crisp, but not fussy.

A simple solid goes a long way in adding a lively accent to your space without overpowering it. In this room, the pastel pink curtains complement the soft blue tones while balancing the bold purple and pink lounge chairs. You can blend high style and function with a combined kitchen window treatment – think stunning blinds and flowy curtains. Pair this combo with complementary fabric and coloring to enhance the overall aesthetic. These practical up-and-down blinds only continue this space's open and airy tone and feel like a continuation of the walls, windows, and ceiling. Plus, even when they are closed, the white color ensures the living room won't feel cramped.

While there aren't recipient addressing options, the cards ship quickly, so you should have plenty of time to address the cards before sending them. "Some best practices with selecting the type of card is to allow the card to reflect your personality or your family's personality," etiquette expert Elaine Swann tells PEOPLE. Foil cards from Vistaprint provide enough sparkle to compete with the Christmas lights adorning your home. Available in gold as well as silver and glitter, this brand's vast collection of foil cards, as well as other Christmas cards, offers a series of templates with eye-catching script that jumps off the page.

That's what Rifle Paper Co. specializes in — beautiful Christmas cards with artistic images that some may argue belong at The Met. Examples of the imagery you'll find include a wintry city street, a gingerbread house, and a letter to Santa. You can either print your own photos and affix them to the cards on your own with an adhesive that is included, or you can upload your own digital photo, and we will print the photo on the cards at no additional fee. For a curated selection of Traditional Christmas cards you can select from iconic Christmas symbols from mistletoe, angels, and religious scenes to Christmas trees and wreaths.

Christmas Photo Cards

If you love European styling, our selection of Bohemia Paper Christmas cards offers amazing quality and an appearance that we're still swooning over! They are printed in a process dating back to the 16th century in Prague - seriously - and are shipped from overseas right to you. Shipping policies vary, but many of our sellers offer free shipping when you purchase from them. Typically, orders of $35 USD or more (within the same shop) qualify for free standard shipping from participating Etsy sellers. Sometimes classic greetings like "Happy Holidays" and "Merry Christmas" can feel a little stale. Tiny Prints has a unique greetings collection featuring phrases like "new feels, new dreams, new chances, new year," these cards allow your personality to shine through.

Some personalization options include changing the card from a Christmas card to a generic holiday card should you want to select one set for one group of friends and another for a different group. The cards are made with recycled paper and sets range from 10 to 1000 cards with the price per card decreasing with higher orders. Shipping times vary depending on the shipping method and type of cards selected, and economy shipping can take as long as two weeks for holiday cards. Whether you want to send out a funny, generic, or religious card this holiday season, Walgreens has got you covered. With options for text color, trim design, card type (glossy, matte, cardstock, or magnet), photo templates, and added details like foil, this collection offers complete personalization.

While these cards only come in sets, you can order between 20 and 500 cards — and the higher the number, the lower the price per card. There is no option for recipient addressing, but the shipping is quick, which helps in a time crunch. There are also cards available for multiple holidays so no matter what you're celebrating this season, there's a card that can spread your greetings to loved ones near and far. We also offer many sophisticated and personalized Christmas photo cards that feature a place to upload your image online.

Foil is available in your choice of color, including gold, silver, blue, purple, rose gold, and more. A greeting might be the most important part of a Christmas card (in addition to photos if you choose that option). As Elaine mentioned, it might behoove you to select different greetings for different groups in your life. A standard "Happy Holidays" might suffice and pay respect to varying beliefs in a professional setting, whereas "Merry Christmas" or "Happy Hanukkah" might be better suited for your immediate friends or family. If you have a short list of friends and family you want to touch base with this Christmas, consider buying a set of boxed cards to treat everyone to a higher quality card for less. Featuring geometric shapes and a wide variety of photo templates, the contemporary Christmas cards from Shutterfly have a little something for everyone.

Bring your holiday cards to life with three-dimensional pop-up cards from Lovepop. With creative designs like Santa decorating a tree, a Christmas wreath, and even a Hogwarts card for Harry Potter fans, these cards stand (literally) in a league of their own. That's why they cost more than others on this list — $13–$15 for one card or $50 for a set of five. As Swann suggests, sometimes it's nice to send different cards to acquaintances versus close friends. Given the price of these cards, Lovepop might be best used for your inner circle seasonal greetings. While classic Christmas cards often look best on a mantel, it's the funny ones that people tend to remember.

A single card costs $6, but if you have a long list of recipients, you might consider buying sets of eight for $24 to reduce the overall price. Though not entirely customizable, you can share a spirited greeting with gorgeous art to match through Rifle Paper Co. You’ll upload your selected images directly to the Nations Photo Lab website to create your custom cards.

They also offer free recipient addressing and quick shipping in recyclable packaging. Whether you're in the market for a lovely flannel-bordered card, something with seasonal greenery, or an ornament-style card, Minted has something for all festive appetites. Prices range from $1.26 to $3.64 per card, depending on the type of card, size, and quantity you choose. There's a seasonal magic that happens when Christmas cards start arriving in the mail — a feeling of anticipation as you open the mailbox to see if any bright red or crisp, white envelopes are waiting to be opened.

"When you have the time to add handwritten notes, boxed sets from Hallmark are ideal," says Smith. "With options from religious to fancifully silly, they will have something to suit you." The flip side of that benefit is that there isn't a locked-in price or shipping estimate. It all depends on the seller, so if you're based in the U.S. and your seller is abroad, the shipping for one set of cards might take significantly longer to arrive than one purchased from a local seller. The same concept applies to price — cost will vary depending on the Etsy store you purchase from.

Card prices range from $1.38 to $4.19 each, based on the quantity in your order (one to 1,000). Plus, you can get pre-printed addresses and Tiny Prints has mail options to ship directly to you or mail the cards out for you. Papier doesn't offer single card options, and most sets of 10 cards are $28, with the option to order up to 1,000 cards. Shipping is fairly quick with most cards, even personalized ones, arriving about a week after purchase. Everyone who receives a Papier Christmas card will be treated to a beautiful holiday greeting.

Send me exclusive offers, unique gift ideas, and personalized tips for shopping and selling on Etsy. Here is a selection of four-star and five-star reviews from customers who were delighted with the products they found in this category. Paper Culture has a wide array of creative and sophisticated templates to help you design the perfect Christmas card this year. For instance, the Looking Back card provides the perfect template to highlight memories on the back with a "Year in Review" section.

Many of the brands on this list offer individual cards and sets, so when you're looking at pricing make sure to check whether the price is per card or for the set. There is usually a range of options you can select (in terms of card quantity), but if you're sending to 100 people or more, it can quickly add up. There are so many ways to personalize a card, so if custom is the route you're going, think about the elements you want to include in the card. Perhaps go with a foil accent, a photo template, or a custom greeting message that's signature to your personality.

Blount Small Ship Adventures, Saint Lawrence Cruise Lines and Pearl Seas Cruises round out the list of U.S.-based small ships that traverse the waterway. Many ports along the river -- including Montreal, Quebec City and Trois-Rivieres, all cosmopolitan cities with designated historical sections -- have rich histories with both British and French influences. Other smaller ports feature dramatic cliff bluffs, shorebirds, whales, brilliant fall foliage and traditional native culture. On Gananoque’s waterfront there’s a grand Victorian building designed in the tradition of the late 19th century two storey “grand cottage”. Bar Harbor To Limit Cruise Visitors By Anne Kalosh For many years Bar Harbor, with a year-round population of just 5,500, was Maine's busiest cruise port, handling hundreds of thousands of passengers a season. Following dinner, I played shuffleboard with some of the other guests. And then Lawrence and I settled back in lounge chairs under a million stars as we cruised along the St. Lawrence River among the islands. Over the five days, St. Lawrence Cruise Lines’ Canadian Empress cruised north roughly 350 kilometres (218 miles) round-trip, an average of 70 kilometres per day (or roughly 45 miles). Serving as a partial boundary between the U.S. and Canada, the St. Lawrence River is an important route for trade and travel.

Other cruise lines that call on ports along the St. Lawrence River and Gulf of St. Lawrence include Saga and Adventure Canada, as well as CTMA Cruises, which sails regularly from Montreal to Iles de Madeleine. Under a tent on the dock, all passengers provided proof of full vaccination and a negative COVID-19 test result within the last 72 hours. Passengers could also be tested on the dock using a rapid test by cruise staff. The Grand Saloon was sun-filled with its panoramic windows during daytime. In the evening, it transformed into a more formal atmosphere with tablecloths and candles (battery powered) on the tables. Our charming Cruise Director Trevor provided a daily briefing note that was slipped under our cabin door each evening. Most passengers were well-travelled in Canada and abroad, so we shared lots of stories about our travel memories and our dreams for the future.

Construction of the village began in 1958 as part of the St. Lawrence Seaway project, which required the permanent flooding of 10 communities in the area. Many of the buildings were relocated from the villages that were submerged and lost when the Seaway was opened. We passed a group of three small islands with partially constructed bridge peers. The captain told us that construction was abandoned because one of the very wealthy homeowners successfully opposed the building of the bridge. Always use the pedals correctly, making certain everything in the toilet goes all the way down to avoid a foul smell in the cabin.

St. Lawrence Deck has 24 cabins, 20 of which have twin beds, sink, toilet and shower, and four cabins are larger. I had the opportunity to do a 4-night/5-day round-trip cruise with my husband Lawrence, from Kingston to Upper Canada Village and back to Kingston, to revisit an area I had not seen since childhood. As we’ve had a moment of calm in the pandemic storm, I’ve finally been able to start traveling again. I’ve been reluctant to go far from home, so we’ve been determined to experience as much of Canada as possible on small ship cruises. You’ll always find bold adventures onboard Independence of the Seas®. From non-stop thrills to mouthwatering dining and the hit Broadway musical Grease, this fan-favorite is your ticket to a memory-maxing getaway.

Much is still not known about the two dozen St. Lawrence Iroquoian tribes that had vanished by the time Québec City founder Samuel de Champlain arrived in the early 17th century. The river was a major entry point for exploring North America, and during the Seven Years' War the British navigated to Québec City to defeat the French at the Plains of Abraham. Today, some 200 miles of the river are called the whale route, along which some 13 resident species thrive, including blue, beluga and right whales. There are no formal nights though people did dress a bit more spiffy (business casual) on the cruise's last evening. True, Canadian Empress, which hails from the one-ship (and family-owned and -operated) St. Lawrence Cruise Lines, isn't fancy. Cabins have no balconies, marble bathrooms with fancy amenities (bring your own shampoo) or in-cabin televisions.

Reflecting on how fortunate we were to be able to cruise in Canada, on a small ship with very few guests, at this time, I paused for a moment of silence and gratitude. I woke up early and went up to the Sun Deck to watch the sunrise at this quiet picturesque dock in the small town of Ivy Lea. We docked at Ivy Lea, a small sleepy town, for our last night. A lively bar and restaurant, and a handful of small houses made a wonderful backdrop for the pink and red sunset that evening. We took a short bus ride to my favourite stop on this cruise — Upper Canada Village.

Current Canadian regulations limit the number of passengers to 50 for 2021. All 24 passengers on our sailing were Canadian, the majority from Ontario with four passengers from western Canada. With no sun-protection, the best time to enjoy the Sun Deck was early morning or late afternoon. So, here’s my story of our journey on the mighty St. Lawrence River aboard the 66-passenger Canadian Empress.

While I was very happy with the quality of the Viking Tour guides - they both were excellent, - the larges coaches that Viking uses are just unable to deal with the massive amount of traffic in STP. We spent almost 2x the amount of time more time on the bus sitting than touring  the various sites. I had spent several weeks in STP years earlier on business, bit if this has been my first - or only time in STP... It's well worth the $$$ in to use the private tours with the small vans or mini busses... We were originally scheduled for Lyttleton, where we had a great private tour planned, but when they switched us to Akaroa, the 90 mins drive to Christchurch, just didn't make private tours viable. So we switched to ship tours, the included in the AM and punting on the Avon in PM.
